Abstract
Jakarta as the nation;s capital is the main economics activities centre in Indonesia. The increased economics activities in Jakarta brought out the residential needs for the economics people. Over time the residential area has become overpopulated but the need of the residential area is still high in accordance to the ever growing urbanization flow to Jakarta. Therefore the residential area has to move out to the outer region Jakarta causing suburban residence area to flourished in surrounding area like Bekasi Depok Tangerang and Cibubur. The existence of the vast growing real estate has generated positive and negative aspects. The positive aspect is the availability of residential area for all the commuters. The negative aspect is related with the environmental aspect. Many of the newly built real estate area were built in areas which were not supposed to be built. The development of the estate in improper area caused many environmental problems such as floods and waste disposals. Therefore it is important for the real estate developer to determine the possible environmental risk before starting a housing project. The aim of this research is to identify the environmental aspect dominant risk factor affecting the performance in a residential project. This research use correlation analysis and risk approach so the result of the research can be used as a consideration in urban planning process.
