Abstract

The possibility of adopting the recursive system in the valuation of agricultural land was explored in view to attain a methodological advancement in the comparison method of valuation. This system is basically mathematical statistical and computer-based. The raw materials of analysis were sample data gathered from records and field survey and were reflected in the specified system equations comprising a list of variables determining land value. It was discovered that the recursive system could have offered a methodological refinement and a check method to the traditional comparison method for assessing the value of properties actively transacted in the market. However its application must be handled with great care due to certain technicality and statistical problems associated with modelling. Despite better methodological reliability it may have offered human judgements are still fundamental to such a scientific approach
